Warm Flat Roof Construction Guide

Step One - Vapour Barriers For Warm Flat Roofs

Correctly installing a high-quality vapour barrier for warm flat roofs is crucial. Without it, your warm deck roof risks failure! The vapour barrier prevents the internal warm, moist air from condensing on the flat roof insulation layer. Without the vapour barrier, condensation would eventually cause dampness and rot in the warm deck roof and joists. One of the primary causes of flat roof failure is either the absence of a vapour barrier layer or incorrect installation, whether in cold deck or warm deck flat roofs.

  • ALUTRIX 600 - A premium quality, self adhesive vapour barrier from Carlisle Construction Materials, a trusted lead manufacturer of flat roof waterproofing. ALUTRIX is installed to the deck using FG35 Primer to ensure a durable fix. With its foil facing and bitumen backing, ALUTRIX offers versatility.
  • ELOTENE DSN - A high quality vapour barrier with the same composition & properties as ALUTRIX. Manufactured by Instar, ELOTENE is an excellent alternative product to ALUTRIX. Installed with ELOTENE Primer for a secure fix.

Both vapour barriers can be adhered to using an insulation adhesive such as Insta-Stik for use with tissue faced insulation or mechanically fixed with thermally broken fixings for use with foil faced insulation.

What sets ALUTRIX and ELOTENE apart is their innovative bitumen backings, which self-heals around screws during installation. This ensures the vapour barrier remains uncompromised, unlike many other vapour barriers on the market. Don't settle for less—choose ALUTRIX or ELOTENE for superior moisture protection.

Step Two - Flat Roof Insulation For Warm Deck Roofs

Installing an approved flat roof insulation board is crucial to the longevity of your warm deck flat roof. Although these boards have PIR cores, they feature a higher compression ratio than standard PIR boards making them suitable for insulating a flat roof. Avoiding standard PIR insulation boards in a flat roof build up is crucial in preventing flat roof failure.

  • Rockwool Hardrock - The Ultimate Flat Roof Insulation Board. Rockwool Hardrock achieves an impressive A2 Euroclass Fire Rating whilst also excelling in sound absorption and thermal properties. This board is mechanically fixed to the roof deck using thermally broken fixings. Versatile in application, Rockwool Hardrock can be adhered to single-ply membranes such as EPDM rubber and is compatible with mechanically fixed systems. It's also suitable for use with torch-applied felts, pour and roll bitumen, and certain GRP & Liquid systems.
  • Tissue Faced Insulation - Versatile & easy to install, our tissue faced flat roof insulation boards are an excellent option in your warm deck flat roof. They are easily adhered to the vapour barrier layer below using an insulation adhesive such as INSTA-STIK. Serving many applications, these boards can be adhered to most single ply membranes, such as EPDM, due to their tissue facing. Please check your waterproofing manufacturer guidelines.
  • Foil Faced Insulation - Our excellent, thermally efficient foil faced insulation boards are specifically crafted for mechanically fixed flat roofs. Foil faced boards cannot be adhered to and must be mechanically fixed to the subdeck and vapour barrier. For optimal results we recommend installing these with our thermally broken warm deck fixings. These boards can also be used with a timber upper deck allowing for a variety of compatible waterproofing systems.
  • Tapered Insulation - Designed to enhance a flat roof’s performance by creating a fall, ensuring efficient water drainage. Whether for refurbished or new flat roofs, these boards come in various options including tissue faced, foil faced and ROCKWOOL tapered for unparalleled performance. For a customised tapered insulation scheme, simply fill out our easy form and let our expert advisors create a bespoke design just for you!

Step Three - Warm Deck Insulation Fixings & Insulation Adhesive

Correctly securing insulation to the warm deck flat roof is paramount for the roof's longevity. The choice between insulation adhesive or warm deck insulation fixings hinges on the type of flat roof insulation boards selected.

A tissue faced flat roof insulation board can be adhered to the vapour barrier layer using an approved insulation adhesive such as our INSTA-STIK which will ensure a secure fix for years to come. For mechanically fixed systems like Rockwool Hardrock and foil-faced flat roof insulation, use thermally broken fixings to prevent thermal bridging, moisture problems, and eventual rot. Use our warm deck insulation fixings calculator to find the right tube and screw combination for your warm deck flat roof.

  • Timber Deck Insulation Fixings - These thermally broken fixings are used when securing your flat roof insulation boards to an 18mm timber subdeck. Timber can be any suitable plywood or OSB boards.
  • Steel Deck Insulation Fixings - These thermally broken fixings are used when securing your flat roof insulation boards to a 0.7mm - 1.2mm steel subdeck.
  • Concrete Deck Insulation Fixings - These thermally broken fixings are used when securing your flat roof insulation boards to a concrete deck
  • Insulation Adhesive - INSTA-STIK insulation adhesive is used to secure a tissue faced flat roof insulation board to a fully bonded vapour barrier layer such as ALUTRIX or ELOTENE.

  • ARBOFLEX PU - Combining a 225g matting with the innovative PU liquid, ARBOFLEX creates a durable flat roof covering. Its popularity among professional roofers stems from the inclusion of a UV topcoat, ensuring a durable and UV-stable finish. This liquid roof waterproofing system is easily installed onto a timber deck. However, if you plan to install onto Rockwool Hardrock or tissue faced insulation boards then please contact our sales team as you will need a carrier membrane.

GRP Fibreglass Roofing

GRP fibreglass roofing is a well renowned seamless system used by many flat roofers. While it offers durability for warm roof decks, proper installation with thermally broken fixings is crucial. Without them, thermal bridging can lead to deck rot over time, causing screws to puncture the GRP warm roof construction with roof movement. Our thermal broken fixings mitigate this risk by reducing thermal bridging and potential rot. They also feature a telescopic function, allowing for movement without piercing the waterproofing layer. These fixings also minimise excess noise and creaking in flat roofs.

  • RES-TEC GRP1010 - From leading manufacturer RES-TEC we have the affordable GRP Roof 1010; A seamless fibreglass roofing system with a lifespan of 20 years. This is an excellent option for your grp warm roof construction when used on a timber OSB3 T&G deck. When using GRP roof 1010 in a mechanically fixed system it is crucial to use thermally broken fixings to prevent flat roof failure. Please Note - It is common to use tape to cover the warm deck tubes to prevent liquid ingress, however if you would like the tube plugs sent out please contact our sales team.

Frequently Asked Questions

A warm deck flat roof is where the insulation layer is above the joists and subdeck. A warm deck flat roof is installed in the following order: subdeck, vapour barrier, insulation layer, waterproofing layer.

There are many benefits to a warm deck flat roof including cost effectiveness, reduced energy bills and when installed correctly they are very efficient at preventing damp problems associated with cold flat roofs. Warm flat roofs are also much easier to install and allow the joist space to be used for electrical wiring.

Warm deck roofs are now standard in UK construction for new builds, offering advantages over cold roofs. They allow for utilisation of the joist area for wires, downlights, or open joists, and ensure an unventilated, enclosed envelope with insulation placed above the deck. This setup preserves the integrity of the vapour barrier, unlike cold roofs. Additionally, warm deck roofs minimise thermal breaks, ensuring thermal efficiency across the entire roof space.
